Military Relocation & PCS Moves to Corpus Christi

Helping service members, veterans and Coast Guard families buy and sell across the Coastal Bend on your timeline and from wherever you're stationed now.

A REALTOR® Who Understands Military Moves

PCS orders come with a report date, not a lot of time to house-hunt. I'm Stephanie White, a REALTOR® with Zest Realty, licensed since 2019. I grew up as the daughter of a Coast Guard veteran, so I know what a move on military orders asks of a household. My job is to make buying or selling in Corpus Christi the easy part of your move. You'll get honest answers about neighborhoods, commute times and VA financing, and you'll be able to make a confident decision even if you can't see the home in person.

Where You Might Be Reporting

  • Naval Air Station Corpus Christi: in Flour Bluff on the city's southeast side, home to Training Air Wing Four and headquarters of the Chief of Naval Air Training.

  • Corpus Christi Army Depot (CCAD): located on NAS Corpus Christi and the Army's largest helicopter repair and overhaul center.

  • Coast Guard Sector and Air Station Corpus Christi.

  • NAS Kingsville: about 45 miles southwest of NAS Corpus Christi. Many Kingsville families compare living in Kingsville with living on the Southside or in London ISD.

Neighborhoods Military Buyers Often Compare

Commute is usually the first filter. Flour Bluff and North Padre Island put you closest to the NAS main gate. The Southside is about 15–20 minutes from the main gate, and the London ISD area is about 20–25 minutes, depending on traffic. Both offer newer construction and an easy drive down SPID. Portland works well if you also want quick access to the north side of the bay.

I'll help you weigh commute, school district boundaries, flood zones and insurance costs for each area. On the Texas coast, insurance can change your monthly payment more than the price does.

Using Your VA Loan in Corpus Christi

The VA loan is one of the strongest benefits you've earned, and local experience matters when you use it. I can walk you through VA appraisal requirements, writing a competitive offer with VA financing, windstorm (WPI-8) certificates, and when a seller's existing VA loan might be assumable. I've helped military buyers assume existing VA loans, which can mean a lower interest rate than today's market.

Buying Before You Arrive

Many of my military clients choose their home before they ever set foot in Corpus Christi. Here's how that works:

  • Live video tours, where I point out what photos don't show

  • Neighborhood drive-throughs on video, including your actual commute

  • Electronic signatures for every document

  • Inspections and appraisals coordinated while you're still at your current duty station

  • A closing date timed to your report date and remote or mail-away closing available through the title company if you can't be here in person

Selling When You Get Orders Out

If you're leaving Corpus Christi, I'll help you decide whether to sell, rent the home out or keep your VA loan in place. If you sell, I'll price and market the home to sell within your window. See how to price your Corpus Christi home and estimate what you'll net.

Questions Military Buyers Ask Me

How far is the Southside from NAS Corpus Christi?

Most Southside neighborhoods are about 15–20 minutes from the NAS main gate, and the London ISD area is about 20–25 minutes, depending on traffic and where you are in each area.

Can I buy a home before I get to Corpus Christi?

Yes. With live video tours, electronic signatures and inspections handled locally, many buyers go under contract before they arrive. See "Buying Before You Arrive" above.

Do I need flood insurance?

It depends on the property's flood zone and your lender's requirements. I check the flood zone before you make an offer, and I recommend getting insurance quotes early, because coastal insurance costs can change your monthly budget.

Should I rent first or buy right away?

It depends on how long you expect to be stationed here, your timeline and how comfortable you are buying remotely. Some buyers rent for a few months to learn the area, and others buy right away so they only move once. What Military Families Should Know Before Moving to Corpus Christi covers the trade-offs.
